Can you help me pick out the perfect lot?
Yes, we would be happy to assist you in finding the perfect lot for your custom home. We have a selection of lots and land available for you to explore here, or we can visit lots that you are considering and offer our professional insights on whether the lot will work well for your specific home design or not. Our team is knowledgeable about factors such as zoning regulations, topography, and neighborhood amenities, and we can help you make an informed decision about the best lot for your needs.
After I move in, will you be able to fix anything if it stops working/breaks?
We stand behind the quality of our work and materials, and we offer a builder’s warranty to ensure that issues that may arise after you move in are taken care of promptly and professionally. Our one-year warranty begins from the date of substantial completion. We will review our builder’s warranty with you in detail before you sign any work agreements and are happy to answer any question you have. We take pride in providing exceptional customer service, and we are committed to ensuring that your home remains in top condition for years to come
Is King Built insured?
Yes, we understand the importance of protecting our clients' investment and our employees. We carry public liability insurance as well as any additional insurance required for specific projects. We require our clients to carry builder’s risk insurance, insuring the residence/building up to the agreed upon contract price. We also require that our subcontractors maintain certain types and amounts of insurance, including Worker’s Compensation insurance, General Liability insurance, Automobile insurance and Umbrella Liability coverage. We believe that having the proper insurance coverage is not only responsible, but it also gives our clients peace of mind knowing that they are protected throughout the entire building process. Specifics of our insurance coverage and requirements will be shared and can be discussed as part of the contract process.
How will we communicate during the custom home building process?
Effective communication is essential throughout the construction process, and we have established clear channels of communication to ensure that you are informed and involved every step of the way. Our team will work closely with you to establish your preferred method of communication, whether it be via phone, email, or in-person meetings and we will keep you informed of progress, timelines, and any changes or updates to the project. During our initial consultation, we will discuss your vision and budget for your home, and we will provide you with a detailed breakdown of the costs involved in bringing your vision to life. How long does it take to build a custom home?
The time it takes to build a custom home varies greatly depending on the size, complexity, and materials used for the project. On average building a custom home can take anywhere from 12 to 18 months from start to finish. This includes the time it takes to design and plan the project, obtain necessary permits, select and source all materials and complete construction. Can you make my home energy efficient?
Yes, we can certainly make your custom home energy efficient. We believe in building homes that not only benefit the environment but also provide long-term cost savings for our clients. We can incorporate energy-efficient features such as high-performance insulation, efficient HVAC systems, water-saving technology, Energy Star rated appliances, LED lighting and smart home features that help reduce energy consumption and lower utility bills. What is the typical price range for the custom homes you build?
Typically, we are hired to build custom homes that range from $400,000 to $2 Million. However, we have a wide range of experience in completing projects that fall outside of this range, such as remodels under $100,000 and custom homes that exceed $8 million. We are also well-versed in commercial projects, developments, and resorts, with some of our projects costing $20 Million or more. We take pride in providing our clients with top-notch design and craftsmanship, and we believe that the quality of our work justifies the investment. While we may not be the cheapest option, we believe that our services offer excellent value for the quality we provide.
Should I hire a builder or an architect first?
At King Build, we recommend hiring a builder first because we have a comprehensive understanding of market costs and can provide guidance to prevent you from investing in an architect and designing a home that may exceed your budget. We believe it is ideal to work with the entire team, including the builder and architect collaboratively from the beginning. If needed, we can assist you in selecting an architect that is a suitable fit for your needs. At King Build, we prioritize working closely with both you and your architect to ensure that your home is affordable, suitable for your property, and constructible.
What is your fee structure for building a custom home?
At King Built, we utilize a cost-plus model for our fee structure. This means that you pay for the actual cost of your home build, which includes materials and labor, plus an agreed-upon percentage mark-up as contractor fees. This fee structure promotes transparency and fairness for both parties involved. As the owner, you can have peace of mind knowing that you are paying for the actual cost of your home, with complete transparency in terms of how the builder commission is calculated based on that cost. Within this structure we work to obtain the best pricing for materials and labor based on the specific specifications for your home and pass those savings on to you. Typically, these savings are approximately equal to what you pay us in commission. In addition, this fee structure facilitates open communication between the builder and owner, promoting collaboration to determine the materials and building techniques that best meet your needs, not just what is the cheapest.
In contrast, contractors that operate on a lowest bid or fixed cost structure often cannot base their fees on the necessary level of detail required to be accurate. As a result, they may provide a quote and then attempt to cut costs to increase their profit margin, through a process called value engineering. This could lead to compromises in areas such as HVAC efficiency, window efficiency and durability, cabinetry quality and size, and more, which may ultimately impact the performance of your home.
